Rules

Arrival and departure times: Please arrive no earlier than 3pm and depart no later than 10am. These times must be strictly adhered to. If you need to leave a day early, please check out before 7pm.

Security deposit: A security deposit of £200 is required for each accommodation and an additional £200 for the fishing equipment provided (landing net, weigh sling, carp mat) per booking. This deposit must be paid via bank transfer one week before your holiday begins. Please send the security deposit payment to the following account:

This will be returned to you within the week of leaving providing no breakages or damage has occurred. Upon paying the deposit you have agreed to the rules. 

Please note; if you visit us in the winter (between 1st of November through till the 1st April) there is an additional supplement for heating which is €30 per week. This is to be paid in euros upon arrival please.

• We cannot take any reasonability for accidents
• We live on site so any problems please come and let us know
• Please treat the gite and facilities with respect and leave them clean and tidy. If you should find anything not working correctly, or have any breakages, please let us know as soon as possible
• Please, if you take pots pans and cutlery from one accommodation to the other make sure they are put back in the correct accommodation
• No bedding towels or soft furnishings to be taken outside the accommodation. If you plan on sleeping outside bring your own sleeping bag
• Please bring your own pool towels 
• No game consols allowed to be plugged into the TVs (this causes problems with tv reception) 
• The lakeside gite and lake are exclusive for your use. The pool area is not exclusive to your party - it may at times also be used by the owners (and/or other guests if you have not opted to hire the second accommodation too)
• No food is allowed around the pool. If you take drinks to the pool, please use the provided plastic cups and glasses 
• Please always close the gates after you and don't climb on or over fences, we do have wild boar and deer in the woods and they do not make good companions 
• All children under the age of 14 must be accompanied by an adult on site 
• Infants under the age of four are free of charge, but must be included on the booking  
• No pets allowed 
• Aggression is not tolerated, if you are asked to leave the premises you are not entitled to a refund/reimbursement 
• The swimming pool is open for use from April onwards 

Fishing Rules

• Under no circumstance are rods to be left in the water while unattended or in the pool
• Carp care kits (antiseptic) must be used at all times. We will ask you to prove you have one on arrival, if not you will be required to purchase one from the shop. Understandably the care of our fish is our priority
• Maximum of 3 rods per angler
• Children under 16 must be accompanied by an adult angler in the same swim and present on-site at all times. They are permitted to fish with one rod only
• No lead core or any type of leaders to be used. No braided mainline (rig tubing required) 
• Minimum 15lb line 
• Microbarbed hooks only, single hook only. No bent down barbs or multiple hooks  
• No fixed lead, death rigs, tether or bent hook rigs allowed. We reserve the right to check rigs 
• Unhooking mats must be wet before use & please always use them when taking photographs & weighing the fish. Please do not stand up when holding the fish for photos & ensure all equipment & fish care is ready for photos before removal of fish from the lake 
• Fish to be returned to the water (using weigh slings) after photographs, fish are not to be retained in nets overnight 
• Only particles prepared by Landes are allowed 
• No nuts or maggots and no plastic baits 
• Swimming in the lake is strictly forbidden. If you are snagged ask us for help and we will get the boat to free you 
• Bait boats are allowed 
• No drugs or excessive alcohol use 
• The cutting of any vegetation or trees is strictly forbidden 
• No fires or stoves to be used 
• Please leave the area clean and free of litter, including hooks and cigarette ends, bins are provided for all your litter. We have animals/ wildlife roaming free and any vet bills due to your negligence will need paying by you
